Abu Dhabi
Our guide to the capital's islands: what each offers, who's building there and where we see opportunity.
Each of Abu Dhabi's islands offers something different, from Saadiyat's culture and beaches to Hudayriyat's scale, Yas's entertainment, Ramhan's waterways, Fahid's potential and Al Reem's city living.
The right island depends on more than location: lifestyle, investment horizon, property type, budget, developer, future infrastructure and exit strategy all play a part.
We compare opportunities across Abu Dhabi rather than focusing on a single island or development, so our advice fits your goals.

α Abu Dhabi
Saadiyat Island
Culture, beaches and ultra-prime homes
The cultural heart of the capital. Louvre Abu Dhabi is already here, and the Cultural District adds Zayed National Museum, the Natural History Museum, teamLab Phenomena and the forthcoming Guggenheim Abu Dhabi. Add natural beaches, five-star resorts and golf, and it's one of the most prestigious places to live in the UAE.
Homes sit firmly at the premium end, from luxury and branded apartments to large beachfront villas. The next chapter is Marsa Al Saadiyat, the final phase of the masterplan, where Talay brings the first collection of villas.

β Abu Dhabi
Hudayriyat Island
Scale, sport and one of the capital's biggest growth stories
One of the islands we're most excited about, and one we've invested in ourselves. Master-developed by Modon across more than 51 million square metres, close to the scale of Manhattan, it's planned as a whole destination built around sport, wellness, green space and the water.
Beaches, cycling and mountain-bike trails, Surf Abu Dhabi and restaurants are already open, and the masterplan adds villas, townhouses, apartments and golf communities. Low-density living, major infrastructure and remarkable early demand set it apart.

γ Abu Dhabi
Yas Island
Entertainment, family life and a major residential destination
Warner Bros. World, Ferrari World, SeaWorld, Yas Waterworld, Yas Marina Circuit, Yas Mall, Yas Links and Yas Bay give the island an unusually complete lifestyle offer. A Disney theme park and resort, Disney's seventh worldwide, has been announced as the next major addition.
Schools, shopping, golf, parks, restaurants and hotels are already in place, which makes Yas particularly strong for families. Aldar has built across the island, from apartments and townhouses to villas and branded residences.

δ Abu Dhabi
Ramhan Island
A natural island shaped by water
Ramhan's coastline of coves, channels, mangroves and waterways feels nothing like a conventional master-planned community. Homes are surrounded by water rather than simply facing it, with privacy and nature at the centre.
Eagle Hills is developing around 4 million square metres with up to 1,800 freehold waterfront villas, marina residences and private beaches. Many villas sit right on the water, some with private jetties, and Ramhan Marina adds yacht berths, a yacht club and a promenade.

Fahid Island
A new coastal island built around wellness
Between Saadiyat's Cultural District and Yas Island's entertainment, Fahid is one of the capital's newest master developments, centred on beaches, a waterfront promenade, landscaped fitness routes and generous natural space.
Aldar unveiled it with a gross development value above AED 40 billion. Early demand has been strong, making it one of the most interesting islands to follow as it takes shape.

- Homes
- More than 6,000 planned: apartments, townhouses, villas

- About 2.7 million m², with 11 km of coastline

ϛ Abu Dhabi
Al Reem Island
Established waterfront living, minutes from the city
One of Abu Dhabi's most established residential islands, close to the city centre and Abu Dhabi Global Market, with Reem Mall, Reem Central Park, schools, universities and healthcare on the doorstep.
Its maturity is the appeal: infrastructure, residents and the rental market are already in place, while continued development and the closeness of ADGM support demand. A strong choice for central, connected waterfront living.
